Active members enjoy full access to our clubhouse, swimming pools, and tennis & pickleball courts. To reserve court time, you must be an active, paid member and registered on our official reservation system, CourtReserve.com.

2026 Membership Types & Fees

Sustaining Membership

  • Early Bird Rate (by April 15th): $915
    A one-time $1000 Capital Reserve Fee also applies in your first year.

  • Standard Rate (after April 15th): $990
    A one-time $1000 Capital Investment Fee also applies in your first year.

Ownership of one of our 404 original Bennett mid-century modern homes includes a special perk: automatic eligibility for our Sustaining Membership.

Get Started: Activate your membership with a one-time $1,000 Capital Reserve fee. Activate in your first year, or anytime later—the choice is yours.

Stay Active: Keep your access current by renewing your annual dues each calendar year. Miss a year? No problem. Just pick up where you left off next year; your activation is good for life.

Thinking of Renting? We believe everyone in our special homes should enjoy the club. Tenants are eligible for the same Sustaining Membership (with limited voting rights). If a home is being rented, the same fees apply in order for the tenants to take advantage of the club.

Annual Membership

    A one-time $500 Capital Investment Fee also applies in your first year.

We also sell a limited number of Annual Memberships designed for everyone who wants to be part of the Carderock Springs lifestyle.

Stay Active, Keep Your Spot: Renew each year to maintain your access. If you go inactive for a full calendar year, you will forfeit your spot and need to re-enter through the waiting list.

Earn Your Legacy: Commitment has its rewards. Maintain an active Annual Membership for 15+ consecutive years, and you can upgrade to a permanent Sustaining membership for a $1,000 capital reserve fee plus yearly dues, unlocking lifetime benefits and senior rates (55+).

Senior Membership

  • Early Bird Rate (by April 15th): $725
    All Members in the household must be 55 or older.

  • Standard Rate (after April 15th): $800
    All Members in the household must be 55 or older.

Some memberships only grow more meaningful with time. Yours is one of them. We are pleased to offer our long-term Sustaining members a special plan designed for households where every member is 55 or older. With a reduced annual rate and the same full privileges you’ve always enjoyed, this is our way of celebrating your lasting place in our community.

Emeritus Membership

  • Emeritus Membership: $125
    Must be 65 or older

  • Emeritus Household Rate (2 individuals): $250
    Both members must be 65 or older

Celebrate your legacy with our Emeritus Membership, a heartfelt invitation extended to our esteemed Sustaining Members aged 65 and older. Thoughtfully designed to keep you connected to the community you helped build, this special status welcomes you to enjoy 15 visits per calendar year. Reconnect with friends, soak up the sun by the pool, or enjoy a friendly match on the courts—and when you feel like sharing the joy, you’re invited to bring guests along for just $8 each. It’s our way of saying you’ll always have a place here, with moments waiting to be enjoyed at exactly the pace you love.
